Leasing And Application

Applying at Ascend at Carlton is simple!  Browse available floor plans via the “Floorplans” page on our website, select your preferred home and click “Lease Now” to begin your online application.  Anyone 18 years of age or older residing in the home must fully submit their application before the screening process may begin. 

At Ascend at Carlton we use a third-party company called ApproveShield to process your application screening.  The quicker you authorize screening and provide qualifying documents to ApproveShield, the quicker they are able to fully process your application.  We highly recommend preparing income and identification documents and submitting them to ApproveShield within the first 24-hours of applying for your new home.

To commence application screening, you will need to submit per applicant: 
-Digital signatures authorizing ApproveShield screening (sent to email on file)
-State-issued photo ID OR US Visa/non-US Passport and most current I-94
-Proof of income (see below for income criteria and accepted documents)

-Applicants must have a combined household income of at least 2.5 times the monthly rent.  For example, a home that rents for $1,900 would require a minimum combined income of $4,750 per month.
-Guarantors must have an income of at least 5 times the monthly rent.  For example, a home that rents for $1,900 would require a minimum income of $9,500 per month for the guarantor alone.

  • ApproveShield will accept the below documents in PDF format only (no screenshots or images):
    • For account balance validation (liquid funds must meet 3 times the annual rent amount, or 5 times the annualrent amount for guarantors):
      • Two most recent full personal bank statements (business bank statements will not be accepted)
    • For employed applicants or recently started a new job (income must meet 2.5 times the monthly rent amount, or 5 times the monthlyrent amount for guarantors):
      • Two most recent full personal bank statements (business bank statements will not be accepted)  AND 60-days of consecutive paystubs correlating to bank statements as direct deposits.
        • If employed less than 60-days, both the signed offer letter on company letterhead and all consecutive paystubs received so far are required
        • If new employment has not begun yet, the signed offer letter on company letterhead with effective employment 30-days within the lease start date is required
          • Offer letters will be independently validated with employer’s HR department
          • Cash, Venmo, Zelle or similar non-verifiable cash apps will not be accepted as verification of income
    • For self-employed applicants (income must meet 2.5 times the monthly rent amount, or 5 times the monthlyrent amount for guarantors):
      • Two most recent full personal bank statements (business bank statements will not be accepted)  AND the most recently filed 1040 tax return
        • Filing documents will be independently validated with the IRS
        • Business tax returns will not be accepted as personal income
        • W2, 1099, Schedule C or similar non-verifiable filings forms will not be accepted as verification of income
    • Other income source (income must meet 2.5 times the monthly rent amount, or 5 times the monthlyrent amount for guarantors):
      • Two most recent full personal bank statements/benefit statements showing benefit deposits AND:
        • Government benefit or income assistance letter/statement on official letterhead & dated recently OR
        • A statement of annuity account payment showing regular annuity income dated within the last 30-days OR
        • Retirement/pension benefit document on official letterhead or 60-days of current & consecutive pension/retirement paystubs OR
        • Financial aid statement from official institution listing amount awarded for living expenses above & beyond tuition/books/fees (recently dated)
          • Other income sources may be combined with regular income to meet criteria

If one applicant is approved and another is not, the approved applicant may qualify individually if they meet credit and income requirements on their own.  Please contact our leasing office to discuss your options.

Yes, a security deposit is required at Ascend at Carlton.  The minimum deposit is $750, and it may increase up to one month’s rent amount depending on the application screening outcome.  Deposits are refundable at the time of move-out, minus any deductions for damages beyond normal wear and tear, outstanding balances, final utilities or cleaning fees (if applicable).
